Generally an emergency repair is one that is necessary to prevent serious damage to the building, immediate danger to health, risk to safety, or risk of serious loss or damage e.g. fire, flood, gas leak, break-in.
All repairs are carried out by our maintenance team and other approved contractors.
We continuously monitor our contractors to ensure they provide a prompt, high quality and value for money service.
Our categories and response times are:
Examples: fire/flood/gas leak/break-in
Timescale: 4 hours
Examples: roof leaks/faulty locks/electrical repairs/plumbing repairs/security measures
Timescale: 3 working days
Examples: external repairs/internal joinery works/plasterwork/building work/roof repairs
Timescale: 10 working days
Changes to our repairs categories from 1st April 2019
To help improve our repairs service we will be changing the number of categories we have for reported repairs from three (emergency repair – 4 hours, urgent repair – three working days, and routine repair – 10 working days) down to two categories. The categories will now simply be emergency – 4 hours, or non-emergency – 10 working days. Repairs that fall under the Right to Repair categories will not be affected.
This change will come into effect from 1st April 2019 and adheres to the Scottish Housing Regulator’s repairs categories, which are emergency and non-emergency.
