Consultation over proposed Rental and Service charges 2011/2012
Your rent and any service charges are reviewed annually. We have a duty to consult with you over the proposed level of increase. In addition we offer you the opportunity to give feedback which will be considered by our Committee of Management meeting to be held on 1st February 2011, where a final decision will be made on the rent increase.
Rent Increase
At present it is proposed 3.3% will be the level of increase required.
There are several key factors in relation to the overall expenditure of the Association which increase or decrease annually and in addition, we have to ensure we have adequate funds for future capital provisions in relation to ongoing maintenance costs.
Rent increase factors 2011/2012
• Inflationary increase in repairs and maintenance contractor costs and general overhead costs (as at the end of October Retail Price Index stands at 4.5%)
• VAT increase from 17.5% to 20%.
• Capital costs relating to bathroom, kitchen and window replacements.
• Increased costs of new borrowings relating to new developments.
• Requirement to fund future investment in existing stock to ensure compliance with Scottish Housing Quality Standard.
• Maintaining and improving current front-line services.
Summary
This year we all face harsh economic conditions and we feel that an increase of over 1% less than RPI is fair and allows for adequate funding for the Association. If you feel differently to that and wish to let us know you have several options available to you.
